June 2025 brought a slight cooling in transaction volume across Red Deer’s residential market, with 173 sales recorded compared to 194 in June 2024. However, context matters — the drop in activity was matched by a corresponding drop in new listings (236 vs. 260 year-over-year), keeping inventory balanced. The overall absorption rate of 56.7% reflects a healthy market, and the average sale price of $401,676 represents an 8.6% increase over June 2024.
Single Family Homes saw 105 sales at an average price of $486,461 — up 5.7% year-over-year. The absorption rate of 53% means roughly half of all single family listings are selling each month, a healthy pace that doesn’t favour either buyers or sellers dramatically.
Townhouses and Duplexes were among the strongest performers in June, with a 71% absorption rate and average prices of $301,265 — a notable 19.7% jump year-over-year. This segment is seeing strong competition as buyers seek alternatives to higher-priced single family homes.
Condos averaged $214,825, up 8.3% from June 2024, continuing their quiet but consistent appreciation.

Blackfalds remained firmly a seller’s market through June. Sylvan Lake shifted to balanced conditions as seasonal inventory built through the spring, while Penhold also moved to balanced territory.
