July 2025 was the strongest month of the summer for Red Deer real estate, with 213 residential sales — a 20.3% increase over July 2024’s 177 sales. New listings also rose sharply (274 vs. 212 year-over-year), yet the market absorbed the additional inventory comfortably, posting a 64.9% absorption rate. The average home price reached $406,691, up 10.3% from $368,643 a year earlier.
Single Family Homes led the charge with 124 sales, up from 115 in July 2024. The average price of $491,763 represents a significant 14.7% year-over-year gain. The absorption rate of 53.9% kept conditions competitive without being frantic.
Townhouses and Duplexes continued their strong run with a 78.2% absorption rate, and average prices of $312,391 — up 6.4% year-over-year. Demand at this price point shows no sign of softening.
Condos dipped slightly in average price to $205,219 (-2.3%), with 21 sales. This minor softening likely reflects seasonal buyer preferences shifting toward larger properties during summer.
Acreages: Activity was concentrated in the $600K–$800K range (44–66% absorption), while the $1M+ market remained difficult with only 10% absorption (3 sales from 31 listings).

- Penhold: 21 active listings, 4 sales — 21% absorption (Balanced Market)
July’s peak summer activity pushed Sylvan Lake into seller’s market territory, reflecting strong recreational and permanent buyer demand at the lake. Blackfalds maintained its position as one of Central Alberta’s most consistently active seller’s markets.
