Market Analysis
September 2025 brought a notable shift in Red Deer’s real estate market as the fall season began in earnest. Residential sales dropped 15% from August to 144 units, while new listings surged to 224 (up from 167 in September 2024) — pushing active inventory to 352, up 32.3% year-over-year. The absorption rate fell to 40.9%, down from 52.3% in September 2024, signalling a shift toward more balanced conditions. Despite the slower pace, average prices remained firm at $399,251 — up 11.7% year-over-year.
Single Family Homes recorded a 14% month-over-month sales decline. The average price of $470,711 (vs. $426,638 in September 2024) reflects continued year-over-year appreciation even as the market cools seasonally. The absorption rate of 34.6% — down from 46.1% a year ago — means buyers now have more time and choice in the single family segment.
Condos softened slightly to an average of $198,129, down 9.8% year-over-year, with 17 sales. This pullback may reflect buyers’ heightened price sensitivity as the market shifts.
Acreages: Inventory under $700K remained very tight with only 9 active listings — a significant opportunity for buyers in that range. The $1M+ segment continued to struggle with only 12% probability of selling, meaning patient sellers are competing for a limited buyer pool.
