November 2025 confirmed the seasonal slowdown typical of Central Alberta real estate, yet year-over-year comparisons tell a positive story. With 128 residential sales — up 16.4% from November 2024’s 110 — and a market-wide absorption rate of 47.2%, Red Deer’s market held up well heading into winter. The average sale price of $388,289 reflects the seasonal mix shift (fewer high-end sales in November) and represents a 2% gain over November 2024.

Single Family Homes recorded 78 sales at an average price of $455,404. While the year-over-year average is down 2.7% — partly due to the mix of homes that sold this month — the absorption rate of 40.2% is healthy for November. Buyers are still active; they’re just more selective in the fall market.

Townhouses and Duplexes were a bright spot with 33 sales and an average price of $308,891 — up 7.6% year-over-year. Affordability in this segment continues to attract strong demand.

Apartment Condos posted the most dramatic price movement in November, with an average of $234,476 — up 23.5% year-over-year — and a 68% absorption rate. While this figure can be influenced by the specific mix of units that sold, it signals that well-located condos continue to command strong prices.

Community Highlights:

  • Blackfalds: 44 active listings, 22 sales — 50% absorption (Balanced Market)
  • Sylvan Lake: 96 active listings, 25 sales — 26% absorption (Balanced Market)
  • Penhold: 12 active listings, 9 sales — 75% absorption (Seller’s Market)

Penhold was the surprise story of November, posting a 75% absorption rate — the strongest of any month in 2025 for that community. Small inventory and consistent local demand made for an unexpectedly competitive market.
