Market Analysis

December 2025 closed out the year in Red Deer real estate with predictable seasonal slowdown. The overall absorption rate of 34% — the lowest recorded in the past 12 months — reflects the typical December pattern where serious buyers are few and sellers who list are often highly motivated. Despite the quiet month, it is important to note that average single family prices came in slightly higher than December 2024, confirming that underlying price appreciation remains intact even through the slow season.

Single Family Homes held steady on price with year-over-year stability, and the strongest demand continued to be concentrated in mid-range price points. Higher-priced properties took longer to sell, which is consistent with December buyer behaviour across Alberta.

Acreages were exceptionally quiet in December — a normal seasonal pattern. Inventory is highest in the upper price ranges, but well-priced acreages under $1 million historically see renewed interest when buyers return in the new year. Sellers with acreages sitting unsold should consider whether their pricing is aligned with the market ahead of the spring re-entry.

Looking Ahead to 2026: With the absorption rate at its seasonal low and inventory building modestly through the fall, Red Deer heads into January in a balanced-to-seller’s-market position. The spring market traditionally brings a significant increase in both buyer activity and new listings — expect conditions to tighten again by March and April.

Community Highlights:

  • Blackfalds: 40 active listings, 13 sales — 33% absorption (Buyer’s Market)
  • Sylvan Lake: 92 active listings, 25 sales — 27% absorption (Buyer’s Market)
  • Penhold: 7 active listings, 5 sales — 71% absorption (Seller’s Market)

Penhold was again the outlier in December, with just 7 listings and 5 sales producing a 71% absorption rate — a seller’s market even in the slowest month of the year.
