April 2025 saw 176 residential sales in Red Deer — a 13% decline from the 202 recorded in April 2024. While the number sounds concerning on its own, context is essential: the federal election announcement introduced a level of buyer hesitation mid-month, contributing to slower showings and some deals pausing to wait and see. Despite this, the market remains meaningfully undersupplied, with active listings at 262 — still 8.4% below April 2024 levels — and prices up 3.7% year-over-year at $393,709.
Single Family Sales Soften but Prices Hold
Single-family home sales dropped to 100 in April from 130 the prior year — a 23% decline and the clearest sign of the election effect on buyer activity. However, average prices held firm at $491,825, up 8.4% from $453,887 in April 2024. The absorption rate of 58.8% (down from 73.4%) still represents a seller-leaning market; the pace has simply normalized rather than shifted into buyer territory.
Condos and Townhouses Remain Competitive
Condo buyers would be wise to act promptly. Average condo prices jumped 24.5% year-over-year — from $175,663 to $218,632 — reflecting both rising demand and a longer-term shift in affordability that’s making attached housing more attractive to first-time buyers and investors alike. Duplex and townhouse properties saw an 83.6% absorption rate with modest 2.4% price appreciation, continuing to represent strong value relative to detached homes.
Acreage Market Shows Polarized Activity
The acreage segment continues to show sharp price-tier polarization. Properties in the $300K–$500K and $600K–$700K ranges saw near-full absorption, suggesting motivated buyers at accessible price points. The $700K–$1M range showed 8–25% absorption, while the $1M+ category — with 26 active listings and only 2 sales — remains firmly a buyer’s market.
Surrounding Communities
Community-level data shows broadly balanced conditions across the region. Blackfalds recorded 26 sales from 49 listings (53% absorption), Sylvan Lake saw 41 sales from 81 active listings (51% absorption), and Penhold tracked 6 sales from 12 listings (50% absorption). All three communities are operating at near-balanced conditions — a notable shift from the very tight seller’s market seen in early 2025.
