After July’s strong performance, August 2025 saw a natural seasonal pullback in Red Deer’s residential market. Total sales came in at 169 — down from July’s 213 but still reflecting a healthy market. The average sale price of $412,720 represents a 7.2% year-over-year increase over August 2024’s $384,758, and the market-wide absorption rate of 51.7% kept conditions near balanced.
Single Family Homes recorded 104 sales at an average price of $496,555 — up 5.2% from $472,095 in August 2024. The absorption rate of 44.8%, while lower than the 58.5% seen in 2024, still reflects solid demand. Buyers have a bit more selection compared to last summer, but well-priced homes continue to move quickly.
Townhouses and Duplexes remained one of the most competitive segments with a 63.8% absorption rate and average prices of $319,451 — up 9.2% year-over-year. Affordability relative to single family homes continues to drive interest in this category.
Condos were the standout performer in August, with a 75.7% absorption rate (28 sales from 37 new listings) and an average price of $224,579 (+4.9%). Condo buyers are moving quickly when priced correctly.
Acreages: The mid-range ($500K–$600K and $900K–$1M) showed 50% absorption while the $700K–$800K range struggled at 13%. The $1M+ segment saw 15% absorption (4 sales from 26 listings).

- Sylvan Lake: 115 active listings, 38 sales — 33% absorption (Buyer’s Market)
- Penhold: 19 active listings, 7 sales — 37% absorption (Balanced Market)
Sylvan Lake transitioned to buyer’s market territory in August as recreational summer demand began to ease and inventory built up. Blackfalds remained a consistent seller’s market, while Penhold held balanced.
