December 2025 closed out the year in Red Deer real estate with predictable seasonal slowdown. The overall absorption rate of 34% — the lowest recorded in the past 12 months — reflects the typical December pattern where serious buyers are few and sellers who list are often highly motivated. Despite the quiet month, it is important to note that average single family prices came in slightly higher than December 2024, confirming that underlying price appreciation remains intact even through the slow season.
Single Family Homes held steady on price with year-over-year stability, and the strongest demand continued to be concentrated in mid-range price points. Higher-priced properties took longer to sell, which is consistent with December buyer behaviour across Alberta.
Acreages were exceptionally quiet in December — a normal seasonal pattern.
