January 2026 opened the new year on stable footing in Red Deer’s residential market. Sales activity matched January 2025 levels — a positive sign given that the prior year set a reasonable benchmark — while active listings increased modestly month-over-month as sellers began to enter the market ahead of spring. Year-over-year price comparisons showed slight softening, which improved affordability conditions across residential categories without signalling any weakness in the underlying market.

Single Family Homes saw the $300,000 to $500,000 price range emerge as the most active and competitive segment, consistent with the profile of buyers active in January. Homes priced over $600,000 faced longer selling timelines and required more careful pricing and presentation to attract offers.

Acreages remained quiet through January — expected winter behaviour. Inventory was concentrated in properties over $1 million, and the limited number of qualified buyers for that price point meant most acreage sellers would need patience heading into spring. The best opportunity exists in acreages priced under $700,000, where supply is tight and buyers will re-enter strongly as weather improves.

Blackfalds and Penhold opened 2026 as seller’s markets, reflecting limited inventory and consistent local demand despite winter conditions. Sylvan Lake was balanced, typical for January before recreational buyers return in spring.
