Market Analysis
Red Deer’s residential market entered May 2025 with steady momentum, recording 185 sales for the month — down from 226 in May 2024, but with fewer new listings as well (231 vs. 272), inventory remained tight. The average home price came in at $400,782 and the overall absorption rate held at a strong 65.6%, indicating a market tilted in favour of sellers.
Single Family Homes were the backbone of activity with 110 sales, though this represented a 24% year-over-year decline from the exceptionally active May 2024. The average single family price of $474,500 was essentially flat year-over-year (-1.2%), suggesting the market is finding a sustainable price level. The absorption rate of 58.5% shows healthy demand relative to supply.
Townhouses and Duplexes continued to attract strong interest, posting a 71.2% absorption rate with prices averaging $321,805 — up 12.6% year-over-year. This segment is increasingly popular with buyers priced out of single family homes.
Condos averaged $226,778 (+5.8%), a strong result reflecting continued demand from first-time buyers and investors.
Acreage buyers faced a different reality — with 34 active listings over $1 million but only 2 sales, the luxury acreage market remained soft.
Community Highlights:
- Blackfalds: 51 active listings, 52 sales — 100% absorption (Seller’s Market)
- Sylvan Lake: 103 active listings, 76 sales — 74% absorption (Seller’s Market)
- Penhold: 14 active listings, 12 sales — 86% absorption (Seller’s Market)
All three surrounding communities posted seller’s market conditions, reinforcing the strength of the broader Central Alberta market heading into summer.
