October 2025 delivered a strong rebound for Red Deer real estate, with 165 residential sales — up 23.1% from October 2024’s 134. The absorption rate climbed back above 50% to 50.2%, reversing September’s softening trend. Most notably, the average sale price jumped to $434,704, representing a 19.6% year-over-year increase from $363,528. This strong price growth reflects sustained demand in a market with still-constrained supply relative to historical norms.
Single Family Homes were the driving force in October with 114 sales — up from 80 in October 2024 — at an average price of $494,824, up 14.9% year-over-year. The absorption rate of 47.5% nearly matched last year’s 47.6%, suggesting single family demand is pacing well with available supply.
Townhouses and Duplexes posted an average price of $327,842 — up 13.9% year-over-year — though sales of 32 units were down from 38 in October 2024.
Condos averaged $233,403 (+11.3%) with a strong 62.1% absorption rate, continuing to attract buyers seeking entry-level ownership.
Acreages: The mid-range acreage market showed pockets of activity. The $700K–$800K range had 40% absorption (2 sold, 5 active), while the $1M+ luxury segment recorded just 4% absorption (1 sold, 24 active) — a buyer’s market at the top end.
